How we investigate a window disrepair claim
We consider the condition of the window itself as well as the wider effect on warmth, security, water tightness and the surrounding room.
1. Record the window defect: We review photographs and videos showing failed frames, gaps, broken handles, locks, loose glazing, draughts or water penetration.
2. Check when it was reported: We establish when the council or housing association first received notice and what inspections, adjustments or replacement works followed.
3. Assess the effect on the home: We consider damp, mould, damaged plaster, excess cold, security concerns and whether rooms could be used normally.
4. Consider safety risks: Upper-floor windows, broken restrictors or loose frames can create particular risks that may require urgent attention.
5. Obtain expert evidence where necessary: A surveyor may be needed where the cause, condition or required replacement work is disputed.
6. Seek appropriate repairs and compensation: Where the evidence supports a claim, we can pursue remedial work and assess compensation or other recoverable losses.
