How we investigate a ceiling disrepair claim
We work backwards from the visible damage to identify the underlying cause, the landlord’s response and the consequences for the household.
1. Document the ceiling damage: We review photographs and videos showing staining, cracking, bulging, peeling finishes, falling plaster and any active water ingress.
2. Establish the source: We consider whether the problem comes from the roof, pipework, drainage, another property or a landlord-controlled part of the building.
3. Check the repair chronology: We identify when the defect was reported, what inspections took place and whether earlier repairs or redecoration failed to solve it.
4. Consider safety and related damage: We record any risk from falling plaster, wet electrics, mould, damaged belongings and rooms that could not be used normally.
5. Obtain expert evidence where necessary: A surveyor may be required where the cause, extent of damage or required remedial work is disputed.
6. Pursue repairs and compensation: We can seek appropriate remedial work and assess compensation or other losses where the legal and factual evidence supports them.
